Here’s a textbook example of what can happen financially when you take a studied, strategic approach to renewing the relevance of an older home.

After buying this solid, but dated, mid-century colonial for $900,000 in 2019, the owners worked with MasterWerks on the 2023-24 design transformation. We dramatically improved the curb appeal—always key to elevating a home to the top of its potential price category—through architectural framing, adding a new façade, siding, trim, roof, and landscaping. We also made substantial interior upgrades, including a new kitchen, great room, pantry, family room, and mudroom, enhancing the home’s overall flow, function and livability while significantly improving the sightlines. The owners’ added investment came to $650K.

Although their home wasn’t on the market, it caught the eye of another couple, and on a lark the owners agreed to a one-time showing. To their surprise, they then received an offer for $2,550,000—a net gain of $1M, which after considerable thought, they accepted. Forget common investment strategies; this is what can be deemed serious ROl.

While ths is an actual case, it’s not indicative of all returns. Each project is unique with its own mitigating and extenuating circumstances. Any future expectation of return must be verified according to its own merits, on a case-by-case basis.
From the buyers’ perspective, although their offer might sound over the top, their reasoning was quite solid. In today’s market, the site alone would cost $1-1.1M. If a comparably sized and finished 5,100-SF new construction home were to be built on the site, it would likely cost $433 per square foot—or more—for lesser quality and would probably command a total price between $3.4 and $3.6M. That’s $900,000 above their $2,550,000 offer.

That means their offer represented a substantially more affordable alternative to a new construction home with most of the same benefits. This transformed home is beautifully sited, with a handsomely updated exterior, modern upgrades, and similar features and finishes to a new home, at considerably less cost, with no need to reinvest or make changes in the near term. In essence, these smart buyers knew they would be able to move in, enjoy their home, and get on with their lives, without additional hassle. That’s why relevant, move-in ready homes of this caliber sell quickly, often with multiple offers.

In summary, the sellers got a windfall, the buyers actually got a deal, and everyone emerged a winner.
